  NOTICE is hereby given that a Regular Public Hearing will be held by the Monroe Planning Commission for the City of Monroe on Monday, July 21, 2014 in the Council Chambers, First Floor, City Hall, Monroe, Louisiana at 5:30 p.m. to consider the following cases:

1.  APPLICANT: XVIII North Monroe (Egret Landing Subd.) – Bayou Bend Estates, LLC
 This is a request for a final subdivision plat review of a 32 acre tract of land, more or less, from a tract of land into 52 residential lots.  The property is located north of Century Link Drive; west of the City Limit Line and eat of Bayou DeSiard.

2. APPLICANT:  Thomas R. Hardy – REV 102-14
 This is a request to revoke a 14’ x 302.3’ section of an unnamed alley from the east right-of-way of Walnut Street to the west right-of-way line of North 2nd Street. (100 Block of Louisville Avenue)

3.    APPLICANT:   Primary Health Services Center – REV 103-14
 This is a request to revoke a 75’ x 60’ section of Betin Avenue between N. Stanley and the previously revoked portion of Betin Avenue. (From the east property line of Lot 7, Block 6 and the east property line of Lot 8, Block 6 and the east property line of Lot 13, Block 5 of Breard Place, Unit #1) (2900 Block of Betin Avenue)

4. APPLICANT: Rishi of Monroe - ANX 101-14
This is a request to annex a 0.69 acre tract of land, more or less, tract of land.  The property is currently located in Ouachita Parish.  The property is located at 5600 DeSiard Street.

5. APPLICANT: Ali Muehem Saleh Haj – CUP 105-14
This is a request to sell alcoholic beverages with no consumption on the premises of a proposed convenience store with gasoline sales and minor auto repair at 410 South 2nd Street. The property is currently located in the B-1 (Neighborhood Mixed- Use) District.

6. APPLICANT:   J. D. Frost Trucking Company – MA 110-14
 This is a request to rezone a 5.69 acre tract of land, more or less, from the B-3 (General Business/Commercial) to the I-1 (Commercial/Industrial Business Park) District.  The property is located 371 DeSiard Plaza Drive.

7. APPLICANT:   Bennie J. Evans, Jr./Evans Oil Co. – MA 111-14
 This is a request to zone a 0.69 acre tract of land, more or less, from being located in Ouachita Parish to the B-2 (Neighborhood Business) District. The property is located at 5600 DeSiard Street.

8. APPLICANT: ALI MULHEM SALEH HAJ – MA 112-14
 This is a request to rezone a 0.34 acre tract of land, more or less, from the B-1 (Neighborhood Mixed-Use) District to the B-3 (General Business/Commercial) District.  The property is located at 410 South Second Street.

 NOTICE is hereby given that a Regular Public Hearing will be held by the Monroe Planning Commission for the City of Monroe on Monday, August 4, 2014 in the Council Chambers, First Floor, City Hall, Monroe, Louisiana at 5:30 p.m. to consider the following cases:

1.  APPLICANT: XXIV River Bend (Hill’s Estate Resubdivision) – Charles Hill
 This is a request for a final resubdivision plat review of an 11 acre tract of land, more or less, from 2 to 3 lots.  The property is located 548 Buckhorn Bend Loop Road.

2. APPLICANT:  XVI Lexington (Casa Re Place Resubdivision) – M/M Rhymes
 This is a request for a final resubdivision plat review of a 0.41 acre tract of land, from 2 to 3 lots.  The property is located north of the unimproved Harn Street; south of Victoria Street; east of Lexington Avenue and west of Spencer Avenue.

3.    APPLICANT:   XX Oliver Road (Affinity Medical Campus Resubdivision) Revised – Vantage Health Plans, Inc.
 This is a request for a final resubdivision plat review of a 13 acre tract of land, from 14 lots to 1 lot.  The property is located north of Maison Orleans Boulevard; south of Broadmoor Boulevard; east of Oliver Road; and west of Bienville Drive.

4. APPLICANT: City of Monroe – REV 104-14
This is a request to revoke a 75’ x 650’ section of Harn Street, an unimproved street right-of-way, located between Lexington Avenue and Spencer Avenue.

5. APPLICANT: Hixson Automotive Group, LLC – ANX 102-14
This is a request to annex a tract of land containing 15.18 acres, more or less.  The property is located south, east and west of the Monroe City Limits; and south of I-20/Frontage Road.  The property is located at 6300 Frontage Road.

6. APPLICANT:   Denmon Family, LLP – ANX 103-14
 This is a request to annex a tract of land containing 6.28 acre tract of land, more or less.  The property is located south and west of the Monroe City Limits; north of Venable Lane and south of I-20/Frontage Road.  The property is located at 114 Venable Lane.

7. APPLICANT:   Hixson Automotive Group, LLC – MA 113-14
 This is a request to zone a 15.18 acre tract of land, more or less, from being located in Ouachita Parish to the B-3 (General Business/Commercial) District. The property is located at 6300 Frontage Road.

8. APPLICANT: Denmon Family, LLP – MA 114-14
 This is a request to zone a 6.28 acre tract of land, more or less, from being located in Ouachita Parish to the B-3 (General Business/Commercial) District.  The property is located at 114 Venable Lane.
