 NOTICE is hereby given that a Regular Public Hearing will be held by the Monroe Planning Commission for the City of Monroe on Monday, June 5, 2014 in the Council Chambers, First Floor, City Hall, Monroe, Louisiana at 5:30 p.m. to consider the following cases:

1.  APPLICANT: XVIII North Monroe (Egret Landing Subd.) – Bayou Bend Estates, LLC
 This is a request for a final subdivision plat review of a 32 acre tract of land, more or less, from a tract of land into 50 residential lots.  The property is located north of Century Link Drive; west of the City Limit Line and eat of Bayou DeSiard.

2.    APPLICANT:    X Garrett Road (BJET Resubdivision) - Bennie J. Evans, Jr.
This is a request for a final resubdivision plat to review of a 1.558 acre tract of land, more or less, from 3 lots and a certain 70’x 210.28’ are of land into 2 commercial lots.  The property is located to the north by Garrett Road; to the east by Fontana Road, to the south by I-20; to the west by and bounded by Garrett Road. 3. APPLICANT:  David Lane Moses – MA 106-14
 This is a request to rezone a 0.34 acre tract of land, more or less, from the R-1 (Single Family Residence) District to the B-3 (General Business/Commercial) District, at 107 and 109 Masonic Avenue.

4. APPLICANT:  Allen Calhoun – CUP 104-14
 This is a request for a minor conditional use approval for the applicant to use an existing building for personal storage, in the B-3 (General Business/Commercial) District.  The property is located at 3304 Jackson Street.

5. APPLICANT:  IV Breard Place (North Kovac Estates Unit #2) – Gretchen Kovac
 This is a request for final subdivision plat review of a 1.375 acre tract of land, more or less, from 1 lot into 4 lots.  The property is located at 2122, 2124, 2200 and 2202 Bienville Drive. 

6. APPLICANT:  VI Cypress Point Resubdivision – Charles Wilkes
 This is a request for a final resubdivision plat review of a 10.562 acre tract of land, more or less, from 1 tract to 2 lots.  The property is located in the 6600 Block of Mosswood Drive.

7. APPLICANT:  Thomas R. Hardy – REV 102-14
 This is a request to revoke a 14’ x 302.3’ section of an unnamed alley from the east right-of-way of Walnut Street to the west right-of-way line of North 2nd Street. (100 Block of Louisville Avenue)

8.    APPLICANT:   Primary Health Services Center – REV 103-14
 This is a request to revoke a 75’ x 60’ section of Betin Avenue between N. Stanley and the previously revoked portion of Betin Avenue. (From the east property line of Lot 7, Block 6 and the east property line of Lot 8, Block 6 and the east property line of Lot 13, Block 5 of Breard Place, Unit #1) (2900 Block of Betin Avenue)

9. APPLICANT:   City of Monroe – MA 108-14
 This is a request to amend the Zoning Map to correct oversights in the new map in the area bounded by Stubbs Avenue, North 8th Street, Olive Street and Riverside Drive.  This area includes a 93.96 acre tract of land,  Areas included:  along the Louisville Corridor will be B-3 (General Business/Commercial) District; those area north and south of Louisiville Avenue will be B-2 (Neighborhood Business) District and some areas on Olive Street to CBD (Central Business) District.

10. APPLICANT:   Frank Feeback – MA 109-14
 This is a request to rezone a 0.44 acre tract of land, more or less, from the B-1 (Neighborhood Mixed-Use) District to the B-3 (General Business/Commercial) District. The property is located at 801 Bres Avenue.

the Council Chambers, First Floor, City Hall, Monroe, Louisiana at 6:00 p.m. to consider the

following case:
 
1. HIS 103-14:   Thomas and Linda Robinson
 This is a request to repair the damaged portion of a residence, after a tree damaged the property and to also improve the existing property.  The property is located at 13 Stubbs Avenue.  The site is located in the Louis de Alexander Breard Historic District.

PUBLIC NOTICE

Notice is hereby given that a Public Hearing will be held by the City of Monroe Board of Adjustments on Monday, June 9, 2014, in the Council Chambers on the First Floor, City Hall, Monroe, Louisiana at 5:15 p.m. to consider the following cases:

V. 104-14:  Mount Olivet Baptist Church – 500 Swayze Street, Monroe, LA 71203

This is a request for a height variance in order for the accessory building (Family Life Center) to be 11’ higher instead of being equal to or lower than the existing church on site in an R-1 (Single Family Residential) District at 500 Swayze Street.

V. 105-14: Judi Horton – 4111 Loop Road, Monroe, LA  71201

This is a request for a variance to construct two (2) decks, a walkway, a boat dock, and a boathouse to be 3,368 square feet in size, instead of the required 1,000 square feet; to reduce the required rear yard from 25’ to 20’ in order to enclose two (2) rooms, and to construct an addition onto the existing house in an R-1 (Single Family Residential) District at 4111 Loop Road.

V. 106-14:  Robert and Pauline Clark – 6317 Cypress Point Drive, Monroe, LA  71203

This is a request to reduce the required front yard setback from 25’ to 19’ in order to enlarge an accessory structure in the R-1 (Single Family Residential) District at 6317 Cypress Point Drive.

V 107-14:  Katharine Spires – 2313 Marie Place, Monroe, LA  71201

This is a request to reduce the side corner yard setback from 3.92’ previously approved by the Board of Adjustments to 1.5’ in order to add onto the existing house in the R-1 (Single Family Residential) District at 2313 Marie Place.
